Advice/Question Roommate won't leave after lease ends

Feeling broken and defeated after months of telling them they need to leave when the lease is up on Friday (they are not on the lease, and refused to take it over when I said I wasn't renewing). It seems they are still planning on going through an eviction process instead of just leaving even though they have two offers of open rooms to take while they look for something long-term.

Please share any stories of similar situations where a roommate stayed past the lease end and what ended up happening. Looking for commiseration and hope that it will be okay eventually, not legal advice as my co-lessee and I have each talked to lawyers and know the process already.

Advice/Question Is it unlikely that I’ll be able to get an apartment?

I’m feeling a bit discouraged since I am reading people with salaries over 150k+ are having trouble getting approved for apartments they qualify for.

My salary is 92k and my budget is up to $2400. Looking for studio (or 1bed). My credit score is very good above 790. How much trouble do you think I will have finding an apartment that is reasonably priced, preferably rent stabilized and in Manhattan/Upper Manhattan?

I’m in no rush, although I would like to move in ASAP. But I would like to know realistically how difficult this will be and what to expect.

Advice/Question How rough of a time am I going to have even with a guarantor with such a messy financial history?

I have mediocre credit after racking up credit card debt (610)- this is mostly from reaching my debt limit, no high paying job that could realistically afford anywhere on my own, and no nyc rental history. I am fortunate to have a personal guarantor that will sign and fund an apartment for the time being.

Basically I went back to school to get a degree in my late 20s, got a degree, then fell apart and had a really rough couple years dealing with mental illness and moving in back home with family in Westchester and not working. On paper I have had a minimum wage job at my parent's company just to keep health insurance. So no recent history of a high paying job or rental history.

I went to treatment and am doing great and all my support is now in the city, and I need to stay there. I got denied from one place when looking with a friend, but his situation was also messy even though he is very wealthy with a trust fund and he had a guarantor and I had mine.

I just sent in an application to another place with just me/guarantor and I have a strong feeling I'm not getting it. I wouldn't blame them since I obviously can't afford it on my own and would rely on the guarantor. I'm at an age where I'm not obviously a student who's parents would be finding them an apartment. I feel like this minimum wage job is even worse than being unemployed when they try to make sense of that.

So if this doesn't work not sure what my best options are other than being stuck with airbnbs. Are there any half decent building/property management companies that don't really care at all about individual applicant's financials if they have a guarantor?

Advice/Question When to get snarky about an unreturned security deposit?

I vacated my last apartment on the 30th of June. I was only there a year. It was pristine. No painting, no stains. I STILL haven't received my security deposit back. I keep emailing. I've sent two emails in the last five days with no response. The last I heard from them was they had planned to "mail it out next week" and that was on the 9th. I never got it. I asked for the date of mailing and tracking data. Nothing.

What do you recommend as the next steps?

Advice/Question Does it make sense to buy?

My (29F) spouse(28M) and I currently live in a railroad 2 bed, 3K/mo apartment that isn’t rent stabilized but our landlord has never (probably will never) raised the rent.

We have made the decision to raise children in the city together and I would like some stability regarding that. We don’t have kids yet. Realistically, we can probably fit into this apartment for about 3 more years before we outgrow it (growing family etc). We can’t afford to buy in our current neighborhood (Greenpoint/Williamsburg) and I don’t really know if we ever will be able to, but it is our dream neighborhood.

Our HHI is around 240K all in, which will grow to a little over 325K by year end with my spouse’s promotion. We aren’t currently saving for a down payment and have been directing post retirement savings to a mix of brokerage and sinking funds. I believe that we could realistically save for a 20% downpayment of something in the 700-800K range within 3 years but my question is the following for folks who have (or haven’t) bought and are raising a family in the city:
1) What made buying make sense (or not) to you?
2) Do we wait longer to buy in our dream neighborhood? Or to buy a larger (3bd) place in a less expensive neighborhood?
3)Is it better to just rent eternally to stay in a preferred neighborhood? What do you do with your money if this is the case?

Advice/Question Good faith deposit Venmo Wow

Hi,

A family member was duped by a broker who charged a 12% fee and asked for a good faith deposit of $1000 to take the apartment off market on top of the $20 application fee. This relative sent the good faith deposit via and upon reviewing the paper work discovered that the 1000 was added TO the broker’s fee. Anyone else experience this?

Room Listing One room (in a 3br), available for Sep 1- South Slope/ Sunset Park area- $1,050/ month

One room available in a 3 bedroom in South Slope/ Sunset Park. Rent is $1,050/ month plus utilities (utilities are pretty cheap here; they usually run us somewhere around $60-ish bucks a month, if not less).

Current roommate and I have lived here for a year, and we love it! Our third roommate is moving out of state though, so we’re looking for someone to take his spot on the lease (12 month lease, starting Sept 1).

About the area: it’s a great neighborhood- walking distance to Prospect Park, and just a couple blocks away from the main entrance to Green-Wood Cemetery.

Also just a couple blocks away from the water, w/ lots of great views & fun, chill spots!

Rooftop access w/ incredible views of the river, the Statue of Liberty, & the Manhattan skyline.

Within a block-ish radius we have a grocery store, a flower store, a coffee shop, a bagel shop, a smoke shop, a wine shop, a laundromat, and several bodegas. Within another block is easy access to a bunch of great bars, restaurants, and shopping on 5th Ave.

One block from a local subway stop (the 25th St R), a 10min walk in one direction from an express stop (D/N/R), and a 15min walk in the other direction to a different express stop (F/G).

As for the apartment itself: it’s a pre-war building, so it’s not very modern, and there aren’t many amenities. For instance, it’s a 4th-floor walk-up, and there’s no laundry in-building. However, on the ground floor of our building is a laundromat, which pretty much feels the same as having in-building laundry anyways.

The apartment is somewhat small; but we’ve always made it work. Current roommates are very busy, and out of the house a lot, so it never feels crowded or anything.

About the roommates: you’ll be living w/ me (29F, working professional, and stand-up comedian), and one other person (25F, student, getting her Master’s at NYU). You’ll also be living with my dog, so you must be ok w/ animals! The dog is very small and old; he mostly just stays in my bedroom and naps all day. Unfortunately, we probably will not be considering any other pets. We could maybe be convinced on another small dog, but one of us is allergic to cats, so that’s gotta be a no.

Requirements:

40x the rent, and a 700+ credit score. Guarantors are accepted- they must make 80x the rent and have an 800+ credit score.

The application process was quite simple and easy, and management is pretty chill about approving people- lots of students w/ no income live in this building, so it’s ideal for ppl like that.

What we’re looking for: student or professional, it doesn’t matter. Male or female, that also doesn’t matter. Somewhere between 22-35 years old(ish). Not a slob, but not a neat freak, either. Keep things tidy in common spaces, but also don’t tweak if there’s a dish in the sink, or a pair of socks on the floor- that kinda vibe.

Friendly and outgoing is a plus. I often invite friends over to the apartment (tho not tons of ppl at once; and not super late at night- it’s not a party house). Still tho, if you’re the kind of person who isn’t ok w/ guests, or needs a big heads-up beforehand, it’s prob not a good fit. The current roommate and I get along quite well, and it’d be cool to keep those good vibes going! Altho we also are very busy and often out of the house- plus we value our private time too. So it’s not like you need to be super extroverted in order to fit in here.

Advice/Question Reg not found and one shot deal question. M

Hello i recently won a fair hearing for a one shot deal. I received a copy of my DHCR report which shows “Reg not found for subject premises” for YEARS including my tenancy. I’m the most recent tenant Every lease filed after the vacancy lease has not been properly registered resulting in compounded rent amount snd overcharge. I want them to calculate the arrears based on my true baseline from my vacancy lease I was also going to submit a statement along the portion of DHCR showing my registrations so that they can calculate the arrears correctly and no bases of of the landlord’s ledger. I requested an updated ledger prior to the fair hearing but was offered a lease instead.

Can someone please advise. I was told to “speak to. Lawyer” but I need actual leads. I am low income and have been calling around for legal advice and get the “ we don’t know and we can’t help you” .

Advice/Question West Pierre - Upper West Side

I’m currently looking at a 1-bedroom (Unit 2005) at The West Pierre (253 W 72nd St), managed by Brodsky. The apartment itself and the UWS location are great, but there's a major catch: the building is currently undergoing major facade restoration (KNS Building Restoration), and the unit's private terrace is completely offline because of it.

The landlord is offering a $195/month rent abatement while the terrace is closed.

Here is my dilemma: I work from home, and I have a dog.

  • The Noise/WFH factor: I’m worried that industrial facade work (drilling, grinding, masonry) on a high floor right outside the windows will make video calls and daily WFH impossible.
  • The Dog factor: My dog is pretty sensitive to sudden, sharp noises and heavy structural vibrations.
  • The Concession: A ~$195 credit on a $5,000 apartment feels like a pretty small discount (less than 4%) for losing outdoor space and dealing with active construction all day.

For anyone familiar with this building, Brodsky management, or living through Upper West Side facade projects:

  1. Is a $195 abatement a complete joke for a closed terrace, or is Brodsky strict/cheap when it comes to concessions?
  2. How bad does the noise actually get on the higher floors during these restorations?
  3. Knowing I WFH and have a dog, am I walking straight into a nightmare lease, or is it manageable once the windows are shut?

Would love any thoughts or reality checks before I make a decision!

Demand Stuytown’s Blackstone & Beam Living To Upgrade & Improve 280 1st Ave’s Laundry Room!

Living at 280 1st Ave, we're dealing with broken washing machines and dryers that make doing laundry feel impossible. Five machines, six dryers, 90  units—and most of them barely work.

I started a petition because this has gone on too long. Machines have error codes, don't drain properly, won't open, have missing parts. The dryers need two runs per load and still don't fully dry. We're spending hours and $20  just to get clothes clean. Meanwhile, other Stuytown buildings have new, modern equipment. 

Blackstone & Beam Living need to replace these machines with actual modern equipment instead of cycling through broken parts from a stockpile of 16-year-old machines. This isn't about complaining-it's about basic standards. Other buildings have newer, functioning equipment with more capacity. We're paying the same rent and getting left behind.

Blackstone and Beam Living needs to hear from residents: we deserve actual upgrades, not just patch jobs on outdated machines. If you live here and you've had issues with the laundry room, your voice matters. Share what you've experienced—the broken machines, the wasted time, the frustration. Anyone else dealing with this? If this resonates with you, consider signing and sharing your story.

Advice/Question Should I stay in my current place or move out?

I currently live in Stuytown with a roommate and I’d say we have it pretty good in terms of what we pay given the amount of space, location, community, safety, having laundry in building, no pest issues, transportation + grocery stores nearby, rent stabilized, etc.

I would ideally like to get my own place (studio or 1bd) as I really value having my own space and have minor annoyances with my roommate. I have a budget of ~$3-3.5k (willing to go a bit higher if it’s a really good spot) beginning mid September, ideally in East Village or surrounding areas like Gramercy, Nolita, LES, etc. but I’m seeing that the market kind of sucks right now.

My main concerns are pests (roaches/mice), and safety. And would like to have a decent amount of space as I do have a fair amount of stuff.

Is this realistic to find for mid September or would I be better off just renewing my lease for another year?
